Pool cage rescreening in Lake Mary
Lake Mary Rescreening rescreens pool cages, lanais and screen rooms in Lake Mary, Florida. Most cages here were built between 1978 and 2004, so the job is almost always new mesh, new spline and new fasteners on a frame that is still sound. Every quote states the mesh weave, the spline size and which permit office your address falls under.

| Line item | What to specify | Why it matters in Lake Mary |
|---|---|---|
| Mesh weave | 18x14 fiberglass (standard) · 20x20 no-see-um · pet-resistant polyester · solar | 20x20 is the upgrade that matters on lots backing Crystal Lake, Lake Emma or a retention pond. UF/IFAS puts biting-midge larvae in the moist margins of freshwater bodies — and this is a freshwater city, not a coastal one. |
| Mesh colour | Charcoal or grey, matched to the existing panels | A partial rescreen in a different shade is visible from inside the house forever. |
| Spline | Sized to the frame’s own channel, not to a default roll | Original spline on a 1980s–90s cage has gone hard and shrunk. Reusing it, or forcing an undersized replacement, is why mesh pulls out of the channel in the next storm. |
| Frame & fasteners | Aluminium extrusion; screws at gutter and beam connections replaced as found | On cages this age the tube is usually fine and the fastener is not. Corroded self-tappers at the gutter connection are the actual failure. |
| Design wind speed | Seminole County: 129 mph Risk Cat I · 139 mph Risk Cat II · 149 mph Risk Cat III/IV | The Florida Building Code permits screen enclosures to be designed to Risk Category I. Seminole County sits below the 140 mph wind-borne debris threshold and is not in the High-Velocity Hurricane Zone — a coastal contractor’s spec sheet does not apply here. |
| Permit office | City of Lake Mary Building Division · or Seminole County | Depends on the address, not the mailing address. Heathrow and much of the Markham Woods corridor carry Lake Mary 32746 mail but are unincorporated county. Full breakdown. |
| Warranty | Stated in writing, separately for mesh and for labour |

Your Lake Mary address may not be a Lake Mary permit
Heathrow is the largest single cluster of pool cages carrying a Lake Mary 32746 address — and it is an unincorporated census-designated place in Seminole County, not inside Lake Mary city limits.
Call the City of Lake Mary about a cage permit from a Heathrow address and you will be redirected to the county. The same is true along much of the Markham Woods Road corridor. It is not a technicality: it is a different office, a different portal and different inspection codes, and it is the single most common thing an Orlando-wide contractor gets wrong on a job out here.
Inside city limits, Lake Mary runs its own Building Division at 911 Wallace Court, and its building permit application lists SCREEN ENCLOSURE as its own permit type alongside RESIDENTIAL POOL and FENCE, with dedicated inspection codes B120 and B130. Most contractors serving this area have never filed one.
Whether a mesh-only rescreen needs a permit at all is not settled in writing. Contractor blogs widely claim like-for-like mesh replacement is exempt while any framing, anchoring or footprint change is not, but no primary City of Lake Mary or Seminole County document confirming that exemption was found. Until that is in hand this site will not tell you a permit is unnecessary.
Five jobs, priced by panel count
Panel rescreening
Replacing the mesh in individual panels — the storm-tear, the branch-drop, the one your dog went through. Same mesh and same colour as the rest of the cage, or the repair reads as a patch from the kitchen window for the next ten years.
Details & market pricing →Full cage rescreen
Every panel stripped, every spline channel cleared, new mesh and new spline throughout. On a 25–45 year old Lake Mary cage this is usually the right call: once three or four panels have gone, the rest of the mesh is the same age and the same sun.
Details & market pricing →Screen door repair and replacement
Sagging or racked doors, worn rollers and guides, bent kickplates, closers and latches. The door panel is the highest-wear panel on the cage and the first to fail twice.
Details & market pricing →Pet-resistant mesh
Heavier vinyl-coated polyester on the panels that actually take the abuse — door panels and the lower run — with standard mesh above, so you are not paying premium mesh prices for the roof.
Details & market pricing →No-see-um mesh (20x20)
The tighter weave, for lots that back a lake, a preserve or a retention pond. Lake Mary is a freshwater city, and freshwater margins are where biting midges breed.
Details & market pricing →One long building wave, one long failure wave
Lake Mary’s pool homes went up in a single run from the late 1970s through the early 2000s: Greenwood Lakes from 1978, Cardinal Oaks 1979–1990, Timacuan 1989–2001, Chase Groves 1991–2002, Tuscany 2000–2004, Magnolia Plantation about 2000–2012. Only a handful of communities — Steeple Chase, 2014–2019 — are meaningfully newer.
That is why the work here looks the same street after street: hardened original spline, corroded self-tapping screws at the gutter and beam connections, chalked factory paint, and mesh well past its service life. It is a rescreen-plus-hardware conversation, not a new-enclosure conversation — which is the opposite of what most enclosure companies would rather sell you.

Address check first
Before anything else, which office your address falls under — city or county. That determines what, if anything, has to be filed.
Panel count and access
Panels are counted by position, not averaged. Upper and mansard panels cost more; tight side yards like Tuscany’s change the access line.
Mesh decision
18x14 unless your lot backs water or a preserve, pet-resistant on the panels a dog actually reaches, and colour matched if it is a partial.
Written spec
The seven lines in the table above, in writing, before any deposit.
Named streets, not a radius
Timacuan, Chase Groves, Greenwood Lakes, Cardinal Oaks, The Crossings, Steeple Chase, Tuscany, Country Downs, Hills of Lake Mary, Huntington Landing, Grande Oaks — plus Heathrow, Heathrow Woods and Magnolia Plantation on the county side of the line.
No reviews yet
This is a new brand and it has no customer reviews. Rather than fill this space with stock quotes, it stays empty until real Lake Mary customers have written real ones, at which point they will be linked to the profiles they were left on so you can read them in context. If a screen contractor’s site shows five glowing testimonials with no surname, no street and no link, that is worth exactly what it cost them.
Questions people actually ask
Should I repair a few panels or rescreen the whole cage?
Count the failures and check the age. If two or three panels have torn on a cage under about ten years old, repair those panels. If the cage went up with the house in the 1990s and a fourth panel has just gone, the rest of the mesh is the same age and has taken the same sun — you will be paying a trip charge every few months to chase it. Most Lake Mary cages are 25–45 years old, which is why the full rescreen is usually the cheaper answer over five years.
How much does it cost to rescreen a pool cage in Florida in 2026?
Published Florida market ranges for 2025–2026 run roughly $800–$1,800 for a small lanai under 20 panels, $1,500–$3,200 for a mid-size cage of 20–40 panels, and $2,800–$4,500 or more for a large or two-storey cage. Those are other contractors’ published statewide estimates, not our prices and not a quote — no published Lake Mary or Seminole County price data exists. See the services page for the full table and the sources.
How long does a pool screen rescreen last in Florida?
Service life depends on sun exposure and debris more than on brand. The screens that fail first in Lake Mary are the ones under live oak and laurel oak canopy along Country Club Road and the Markham Woods corridor, where limbs abrade the roof panels and leaf litter holds moisture against the mesh.
What causes screen enclosure damage in Florida?
Four things, in this order locally: overhanging oak limbs and falling debris; ultraviolet degradation of the mesh and the spline; corroded fasteners at the gutter and beam connections on older frames; and storm wind. Note the failure mode here — because Seminole County cages are engineered to a lighter wind load than coastal ones, the frame usually survives a storm and the mesh blows out of the spline channel. The classic Central Florida post-storm job is a rescreen, not a rebuild.
Do you do repairs and rescreening?
Both. Single panels, door panels, full cage rescreens, screen door hardware, and mesh upgrades on a cage that is otherwise sound. What we do not do is quote a rebuild when a rescreen is the actual job.
